Set Realistic Expectations
Having building work done is disruptive and stressful, particularly if you are living in the property and haven’t experienced building projects before. Smiles soon turn to frowns and tempers start to fray as the dust starts to build. A week seems like a month and you begin to wish that you’d never started!
The key to successful projects is to maintain a good relationship with your builder and understand that to talk about a job is a lot easier than actually doing it. Everything has a time period and cost attached to it, so the more you change your mind, the more you’ll frustrate the builder and the more cost you’ll incur. Invest the time up front to decide exactly what you want, communicate this clearly to your builder and don’t waiver once you’ve started.
Don't Automatically Think "I can't afford that"
You may be able to get the structural side done and do things like painting, decorating, or putting down a floor yourself. Keep things simple - too often people get carried away. You can do a nice job without making things complicated.
Save Money by Sourcing Your Own Materials
For example, on the internet, ebay, or go to auctions. If you're prepared to do the legwork you can save thousands. Find a builder who's prepared to just charge for labour and you'll save 25 - 30 %. He'll tell you what to buy. Running around sourcing materials takes time and if your builder sources the materials you'll be paying for his time plus a mark-up.
Use Common Sense
Don't get landscaping or double glazing done in the winter months.
